What's it like to be a Building Manager?
A Building Manager oversees the operations of a property which can include coordinating maintenance and repair work, ensuring safety compliance, managing budgets and liaising with tenants or residents. They often work for property management companies, property developers, or directly for building owners and can be responsible for single buildings to large residential or commercial complexes. Building Managers can often be required to be on call for emergencies, making this a role that can sometimes entail irregular working hours.
Tasks and duties
- Supervising the day-to-day operations of commercial, residential or industrial properties.
- Coordinating and overseeing the maintenance, repair and other services provided to the buildings.
- Managing property budgets, ensuring expenses are within the set limits.
- Interacting and negotiating with contractors and suppliers to procure high-quality and cost-effective property services.
- Ensuring all aspects of the property comply with laws and regulations.
- Addressing tenant complaints or issues and resolving them in a timely manner.
- Undertaking regular property inspections to evaluate a building's condition and to implement a preventative maintenance plan.
